6 mistakes to avoid when selling your home

24/08/2021

When it comes to selling your home, there’s lot to think about. And in the middle of all the chaos and rush, it’s easy to get things wrong.

But fear not! This guide highlights seven mistakes to avoid when selling your home.

1. Pricing yourself out of a sale

When it comes to putting your house on the market, you immediately think of the best price you can achieve. And who can blame you? That’s the aim of the game, right? To make as much money as possible when selling your house. But don’t go crazy. To make sure you set the right price, seek valuations from different estate agents and do your research about what homes like yours have sold for in the past few months.

2. Failing to spice up your property

Good photos sell houses, and if your pictures are poor, you won’t even get viewings. So make sure everything’s in top order before you proceed with marketing your home. At the very least, declutter your house and make sure it’s a blank canvas for anyone wanting to come in and see. We all have busy lives and can be forgiven when life takes over our daily chores. But failing to clear away washing or cutting the lawn may give the wrong impression that your house is unloved.

3. Not telling the truth

They say honesty is the best policy, and if your property has hidden issues it is best to be honest. If you fail to do so, it could cause you a real problem in the future. You could pre-empt a structural defect, like subsidence, by doing a house survey to get independent confirmation of the extent of the problem and the potential repair costs. Make sure your solicitor or conveyancer is also aware of any issues that could crop up.

4. Picking the wrong season

Let’s be honest, who is buying a house on Christmas Eve? Likewise, August isn’t the best time as school holidays mean even if prospective buyers aren’t on holiday, they’re busy entertaining their children. Make sure you’re choosing the best time of year to sell. Lots of things can impact sales… holiday seasons are typically quiet, although with post-Covid issues that hasn’t been as pronounced as usual. Seek the advice of your agent and see what they say.

5. Delaying your mortgage

It might sound simple, but before you sell your home, make sure you can genuinely afford a move. If you’re upsizing, chances are you will be sending more, so do your research into lenders and make sure you can definitely make it. It’s frustrating for everyone if you put your house on the market only to have to pull it because mortgage lenders won’t give you what you need to upsize. These days, you can find details online when houses were last up for sale and people will wonder why it didn’t sell first time.

6. Only use traditional methods of sale

Most buyers turn to the internet when they want to market a new home. These days, it’s not just about using a good high street agent. Think more creatively when selling your home. You can use social media marketing, blogging and other innovative marketing methods. Your estate agent should be on top of this, like us!
